Buildings that make this connection well have a real, if underappreciated, competitive edge in dense markets, because smart-city investment is happening at the municipal level regardless of what any individual property does. The building that does not simply leaves that value on the table while a comparable property down the block picks it up.
For a renter, the practical takeaway is that "smart city" is worth judging by a concrete question: does anything about this reach me, through my building, in a way I would actually notice. For an operator, it is worth treating the resident app as the connective layer between what the city is already building and what a resident actually experiences, rather than as a separate initiative from either.
